Energy certificate and home energy audit in Spain: what is compulsory and what it costs

Two things have similar names. The energy performance certificate is an official document, compulsory to sell or rent. An energy audit is an in depth study of where the energy goes in your house and what is worth fixing first. The law asks for the first; you ask for the second.

The certificate: when it is compulsory

Royal Decree 390/2021 requires the certificate to sell or rent a home: when selling, the registered certificate and label are attached to the contract; when renting, the label. It is valid for up to 10 years, or 5 years if the rating is G. If you simply live in your house and neither sell nor rent it, nobody requires it.

Careful if you let to tourists or seasonally: the advert and the contract also fall under the label obligation.

What it costs

According to OCU's 2023 price survey, a certificate for a house cost roughly 110 to 246 €, VAT and fees included, with an average of 117 € across all quotes and a range of 54 to 303 €. On top of that comes registration: in the Valencian Community it is done online in the IVACE register, with a fee of about 10 € per dwelling.

Be wary of a certificate without a visit: the assessor has to see the house, measure and look at windows, insulation and installations. A certificate done from a desk lets you sign, it tells you nothing about your house.

The audit: when it makes sense

Before spending several thousand euros on panels, windows or air conditioning, an audit ranks the works by what they save. We have not found a published, reliable market price for a home audit, so we do not write one: ask for the quote and, above all, what it delivers (measurements, consumption by use, a list of improvements with their cost and saving).

What you can do for free: your home's hourly consumption is in your distribution company's customer area, and the calculator in our saving guide tells you which appliance takes the bill.

Where the figures come from

Prices checked in September 2026. They change: take them as an order of magnitude and always ask for the final price in writing.
